Are homes really selling before they hit the market? In Tampa, it’s happening more than you might think, and it’s not just in the luxury space anymore.

Off-market deals have been making headlines nationally, especially with the ongoing dispute between Compass and Zillow over coming soon listings and how real estate listings are syndicated. But beyond the industry noise, something real is happening on the ground here in Tampa. More homes are selling before they ever go live on the MLS, and it’s happening across all price ranges.

This isn’t just a luxury trend anymore.

A few years ago, off-market sales were mostly concentrated in the ultra-luxury space. You’d see it in LA, Beverly Hills, celebrities selling their estates quietly. But that’s trickled down. In Tampa, my team and I are doing deals before properties even get listed. We’ve had multiple transactions already this year, starting in January and February, where homes sold before we even got photos done.

Right now, we have a high-end home just under $3 million on Texas Avenue in the Hyde Park area, and we already have offers on it. It’s two months from completion. It’s not even finished yet. That’s how active the off-market space has become.

In the luxury space, it’s about convenience and desire.

I have a client right now who wants open water on Bayshore, south of Gandy, at a very specific price point. We’re out there hunting for it, calling sellers directly and getting callbacks. A lot of homeowners in that price range may not be actively looking to sell, but if the right offer comes along, they’ll listen. When you’re talking about $7 million, $9 million, $11 million properties, these are often one-of-a-kind homes that are hard to comp. Sometimes they’re one of one. There’s nothing else in Tampa that fits the criteria, and the buyer has the flexibility to make it happen.

Real estate is hyper-local, and national stats don’t tell the full story.

I’m a big opponent of paying too much attention to national real estate statistics because they don’t tell the true story of what’s happening in your neighborhood. You might hear that home sales were off nationally, but that doesn’t mean Tampa is following the same pattern. Even within Tampa Bay, the market can look completely different depending on where you are. Riverview could be on fire while St. Pete is moving at a different pace 20 to 30 miles away.

I believe when the latest Tampa Bay stats come out, we’re going to see this market outperform the rest of the country. My mortgage company is seeing more pre-approvals, we’re seeing more activity on our listings, and homes are selling before they even come to market.

For buyers: if your agent is just waiting for the MLS, you might have the wrong agent.

If you’re a home buyer right now and you’re not working with someone who is actively hunting for off-market opportunities, you’re potentially missing out on the right home. You can’t just wait for the MLS to push out listings. You need an agent who will go canvas neighborhoods, make calls, and find properties that aren’t publicly available yet.

My team does this every day. We use AI and proprietary data tools to track down properties that most people don’t have access to. With a database of a few hundred thousand contacts built over 20 years, we can match buyer criteria with homeowners who might be open to selling before they ever list. It gives our buyers a real advantage.

For sellers: off-market can work in your favor too.

When a deal comes together off-market, there can be real savings for the seller. The agent isn’t going through the full marketing process, and the timeline is often faster and more convenient. We try to find a buyer before every listing goes on the market. It’s part of our process. And if we bring you an offer before it goes live, you always have the choice. Take the off-market deal, or go to market and see if you can do better. It’s always the seller’s choice. That’s something I feel strongly about.

The support behind the deal matters too.

Buying or selling a home, especially off-market, takes more than just a good agent. It takes a team. My director of operations, Josh Fabello, along with our transaction coordinators and listing coordinators, make sure every detail is handled from start to finish. Inspections, appraisals, problem-solving, all of it. The biggest obstacle in most real estate transactions isn’t finding the deal. It’s getting it across the finish line.
